Barley cottage - 3 bed holiday rental in Burnham Market

​Converted from the original Maltings building and its attractive flint and brick exterior is complimented by the wealth of exposed beams inside.

​In Summer the sun floods through the cottage and meals can be enjoyed outside, whilst in winter it is warm and cosy indoors. There are night storage or electric heaters in all the rooms and in addition an electric fire in the sitting room (All electricity is included in the rental price).

The cottage comfortably sleeps 5/6 in three bedrooms and as this is our family’s holiday home, it is well equipped and furnished.

​The cottage is registered with Quality in Tourism and is 4 Star Gold Rated. We regret we are unable to accommodate pets and the cottage is non smoking.

OPEN PLAN LIVING AREA

This area has 3 double aspect windows and French Doors opening onto a small private rear courtyard

Sitting Area
Comfortable seating area with 2 sofas and armchair as well as coffee tables, wine rack/drinks cupboard and bookcase. The large flat screen  t.v., dvd, *add tv details etc.. There is also  a selection of books, local maps, visitors’ information and games. The wood burner style electric fire and two night storage heaters keep the area cosy and warm.

Dining Area
The large dining table seats 6 people and affords plenty of space to sample the fresh local produce and delicacies that can be bought in the village. The area is conveniently adjacent to kitchen area for easy dining.

Kitchen Area
Fully fitted galley kitchen area with cream shaker units, brightly coloured wall tiles and tiled floor. The ceramic hob  electric cooker, microwave,,fridge, freezer and  dishwasher make light work of any chores. The kitchen is very well equipped with plenty of china, cutlery, glassware, cooking equipment as well as a cafetiere, electric kettle, toaster and sandwich maker and in addition there is cupboard space to store your own food​

Entertainment
The cottage has a FreeSat TV (so you can reach your local or favourite TV and radio stations) plus a digital recording box, DVD player, stereo system and iPod Dock.  There is also a selection of board games, CDs and DVDs - all there for your enjoyment.

WiFi
The cottage has broadband wi-fi to 'keep in touch' if that busy life style demands it.

​All the bedrooms are built into the roof space with beams and sloping rooflines to add to their character. All beds have duvet and two pillows per guest. Linen and towels are provided​​

Entered through the stable front door the tiled entrance lobby has plenty of space for coats and shoes/walking boots.  There is a Laundry cupboard housing the washing machine and a tumble dryer and another Utility cupboard housing the Water heater

Outdoor Area

Garden
The main lawned garden and patio is in the front of the cottage enclosed by a gate, fencing and mature shrub hedging affording guests excellent privacy The well screened shingled patio surrounded by fragrant lavender bushes is a sun trap for whiling away the hours or eating outdoors. The patio has a large teak table, 6 chairs and sun parasol and there is a bench and coffee table as well. The built-in brick charcoal BBQ for guests’ use and the bistro table and chairs are on a separate patio area by the gate. . The garden looks onto the Maltings Cottages’ communally owned private green with mature trees and flint walls. Guests are very welcome to sit or play on the Green whilst respecting that it is shared by six of the cottages

Small Courtyard
The small rear courtyard provides another sitting area with a bench and table as well as clothes drying facilities.

​Outdoor eating
There is a built-in brick BBQ for guests' use. The well screened shingled patio surrounded by fragrant lavender bushes has a large teak garden dining table, sun umbrella and six chairs for al fresco dining. There is also a garden bench and coffee table so that you can while away the hours with a book - or just catch the sun.

Parking spaces for 2 cars
​There are two allocated private parking spaces for Barley Cottage at the end of the private shingled drive in the large car park area that is shared with the other Maltings Cottages.

​There is high speed WiFi throughout the cottage and the code for this will be provided

We ask that guests respect the following
No Pets allowed.
No smoking in cottage or its grounds
No single sex groups unless by prior arrangement with owners.
4.00 pm arrival on first day and 10.00am departure on final day
